About CBA for 78

We are a coalition working to ensure that community comes first in the development of the 78th neighborhood. The 78 is a multi-billion-dollar development by the Related Midwest, meant to be Chicago's 78th community area. This development will dramatically reshape land use, housing, transportation, and the surrounding built environment.

Without strong protections, developments of this scale always accelerate gentrification, displacement, and predatory real estate speculation. If the development moves forward without safeguarding strategies, it will devastate nearby historic communities of color such as Chinatown, Bronzeville, and Pilsen. Rising rents, higher property taxes, and the shift toward higher-income users threaten the long-term stability of families who have lived in these neighborhoods for generations.

Putting All Chicagoans First

We are a coalition committed to putting community first in the development of the 78th neighborhood one of Chicago’s newest, multi-billion-dollar development areas. The development is surrounded by communities of color built by working class families who have invested in the south and southwest side for generations. These families deserve to stay in place and continue to thrive for generations to come.

Why the 78 Matters

The 78 represents the many ways private development is done wrong in Chicago, the private sale of the land to an international developer, how the land went from one alder to another, and how community input is not required for private development.This development will reshape land use, housing, transportation, and the local economy for all of Chicago. Without strong protections, projects of this scale always accelerate gentrification and displacement.

Who Is Impacted

Historically low-income communities of color including Chinatown, Bronzeville, and Pilsen whose residents already face rising rents, property taxes, and real estate speculation that threaten their ability to stay and thrive. Local small businesses serving residents will also face higher rents and be displaced.

  • A city ordinance including a legally binding Community Benefits Agreement (CBA) to secure affordable housing, local jobs, safe streets, and community oversight.

To ensure existing residents are protected and able to remain, thrive, and benefit long-term outside of the 78th neighborhood.
